You can give for rent for storing materials like "iron",sand, bricks & etc" You can also start making some materials like hollow blocks,cement pipes & etc

Yes you Can Start a small Business in your Vecant land.But for every Business a shelter is required. But you can Start either a Scrap Business or a Vehicle Parking if it is at a Prime Locality as you Said.
